CHENNAI: Residents of the Tambaram Corporation are struggling to figure out how to pay taxes online as new problems such as inaccurate bills and duplicate charges for vacant land have cropped up. The deadline to pay taxes is March 31, and residents say they are frustrated. “Our receipts have the wrong names and addresses. So, even after we have paid the tax, the system shows its pending. We are unable get this corrected,” said Jayaraman N S of V P G Resident Welfare Association.

Residents are also billed for vacant land ownership despite proof of past payments. “We have already cleared our vacant land tax dues in 2022. We are still being asked to pay this,” said Sundar Manickam from Pallavaram. Like him, many residents report of incorrect assessment. “My property tax assessment has been calculated using the super built-up area instead of the plinth area,” a resident said. This is the case for more than 500 families in the area, Sundar added.
Many residents also question the high tax rates. “Why are we paying more than core city residents who have better facilities,” asked Varun Khosla, Zamin Pallavaram resident Venkatraman S. For example, the tax rate in GCC portal for a property in Poes Garden is 12.4%, whereas, it is 14.6% for a property in Zamin Pallavaram. Compounding the issue is the lack of basic amenities such as proper drainage, water supply, street lights, and motorable roads.
Tambaram Corporation assistant revenue commissioner C Mariselvi said that the system follows guidelines set by the Local Bodies Act 2023. The annual value of property is determined by the gross annual rent they could reasonably yield, with a 10% deduction for repairs, she said.
Former director of municipal administration D S Sivasamy criticizes the system’s lack of transparency. He calls the practice of setting annual rental value based on an area’s development “vague” when basic infrastructure is absent in most areas.
